1. Safety Responsibilities

Gas Safety Certificate (CP12)
You must ensure that a qualified Gas Safe registered engineer inspects all gas appliances annually. A valid certificate must be provided to tenants.

Electrical Installation Condition Report (EICR)
Since July 2020, all rented properties must have a valid EICR every 5 years. Any urgent work flagged must be addressed within 28 days.

Fire Safety

  • Smoke alarms: Install on every floor.

  • CO alarms: Required in any room with a solid fuel-burning appliance.

  • Fire escape routes: Should be accessible and unobstructed.

2. Right to Rent Checks

Landlords must check that all adult tenants have legal status to rent in the UK.
You must:

  • Verify original documents in person

  • Make and keep copies

  • Re-check documents when visas or permits expire

Failure to do so can result in significant fines.

3. Deposit Protection

Landlords in England must protect a tenant’s deposit using a government-approved scheme (e.g. DPS, MyDeposits, TDS) within 30 days.
